What is causing rents to rise?

The cost of everything is going up lately.  Cars, fuel, and groceries are rising at their highest rates in 40 years. Unfortunately, rising costs have affected the cost of housing as well.  Nationwide rents have increased an average of 14.3% in the last 12 months.  EagleRidge is not immune to these rising costs and over this past year, we have had to raise the rents at many of our communities. These increases are in response to dramatic increases in our utility costs, property taxes, special assessments, and property maintenance.  

We analyzed a group of 15 properties and compared the first five months of expenses to last year. The charts below show some of our biggest increases: 

The increases are not limited to gas, lawn, and snow. Since 2019, both the City of Fargo and City of West Fargo have increased the charges found on water bills, and electricity costs have increased 14%.

In addition to utilities, special assessments and property taxes have a large impact on rent. Northern Lights, a property in West Fargo, was recently special assessed for $359,670 for construction on Sheyenne Street. This bill alone tacks on an additional ~$50/unit to the monthly rental rate, if spread out over 3 years. At Maple Grove Townhomes, another property in West Fargo, our property taxes have increased approximately 26% since 2019

EagleRidge Development breaks ground on phase 2 of $200 Million Dollar project on Veterans Boulevard

EagleRidge Development, a Fargo based real estate developer, has broken ground on phase 2 of EagleRidge Plaza. Phase 2 includes four five-story mixed-use buildings and an 80,000 square foot public plaza.

Each building includes nearly 100 residential units with underground parking and over 7,500 square feet of commercial space. The buildings will offer a variety of community amenities to its’ residents including a fitness center, clubroom, secure bike storage, Wi-Fi lounges, and an outdoor terrace on second floor.

The public plaza will be located between the buildings and offer inviting seating areas, green spaces, and walking paths. The space will not only be a gathering spot for the surrounding residents, businesses, and guests, but can also be programmed to host events such as farmers markets, shows, food trucks, and more.

“While recent market conditions have caused some area projects to be delayed or cancelled, we are excited that our suppliers, subcontractors and strategic partners have remained committed to our timeline for EagleRidge Plaza.  We believe this project will be a great amenity to Fargo residents,” said Jon Youness, Development Director for EagleRidge Companies. “It will be a place that brings community members together in a safe and vibrant environment.”

In addition to the 4 buildings and the public plaza under construction in phase 2, EagleRidge Development expects to build 2 more buildings while also extending the public plaza. When complete, EagleRidge Plaza will be comprised of more than 150,000 feet of Class A office and retail space and nearly 800 residential units.  The expected value of the project is over $200MM.

EagleRidge Plaza is located at the southeast corner of 32nd Avenue and Veterans Blvd in Fargo. The first phase of EagleRidge Plaza includes two 45,000 SF Class A office buildings, the first of which is fully leased while the second building is expected to open soon.

EagleRidge is offering Letter of Map Amendment services

EagleRidge Development has conducted a preliminary analysis of the flood plain in the South Fargo area. A Letter of Map Amendment (LOMA) will allow for your property to be mapped as a natural high ground, and not part of the flood plain. This could benefit you through:

  • Not having to purchase flood insurance.
  • Potential prorated refund of any flood insurance paid year to date.
  • Improved marketability on your house.

Some things to know:

  • The total cost of the service, including the survey, is $850.00
  • You will not be billed for the survey time if your house is too low to qualify.
  • After your house has been surveyed and the elevation has been determined, we will send you a second letter requesting authorization to proceed with the LOMA process.
  • The typical timeframe from the time we submit the LOMA to FEMA is 8-10 weeks.
  • When surveying, the surveyor will not need access to your house, but will need to survey the perimeter of your house foundation to check the elevation.

We will be surveying homes in the upcoming weeks. If you would like us to survey your home to determine if you no longer need flood insurance please contact us at (701) 540-7159 or loma@eagleridgecompanies.com.

Once your property is surveyed and is deemed to be above the existing flood plain, EagleRidge Development will use an on-staff licensed engineer to submit the LOMA request for you.

Northern Lights Construction Underway

Northern Lights Construction Underway

Construction of Northern Lights, a $35 million mixed-use project on Sheyenne Street in West Fargo, is now underway. Northern Lights is the latest master-planned mixed use residential, office and commercial project to be undertaken by EagleRidge Development. The Northern Lights will have 197 efficiency, 1, 2, and 3-bedroom apartments and 13,760 square feet of office and commercial retail space available to rent starting next fall.

This amenity-packed, multi-use, 5-story building will include a large courtyard, luxury health and fitness center, game room, lobby area, bike storage, pet washing station, electric car charging stations and wi-fi lounges. A sky bridge will connect the Northern Lights project with the parking ramp serving the entire Lights at Sheyenne 32 project. The Northern Lights will have a level of dedicated parking in the ramp, which is set to open later this fall.

The Lights at Sheyenne 32 master planned community is a coordinated effort between EagleRidge Development, EPIC Companies, and the City of West Fargo to bring $125 million of premier properties to the community.

In the next couple of years, this section of West Fargo will come to life with more places to live, socialize, shop, dine, and be active.
